Cool teal and gray tones echo the nearby colors of the beach. This small 8' x 10' dining room needed space saving ideas. The custom built-in bench was designed with hidden storage drawers underneath. This seating style eliminates the extra 24” one needs to pull out chairs from a standard dining table set, thus creating more space. The seat cushion and pillows were also custom designed. Kitchen remodel featuring glass backsplash tile, Kelly Wearstler pendant lighting, quartz countertops and custom Roman Shades. Quartz, an engineered stone, was selected for the countertops due to its sleek aesthetic, durability and low maintenance. The concrete, apron-style sink serves as a focal point below the main window. An unexpected dash of color in the orchid adds a creative spark to an otherwise monochromatic theme. The vase is made from mango wood, an Eco-friendly material.

The center island was expanded 18” from the original island to allow for extra seating and food prep space. The design was curved for aesthetic reasons and to minimize potentially dangerous sharp corners in this high traffic area near the back door. Now that their granddaughter was coming to visit frequently, this became more of a concern as the countertops were about head-height for her. Adding curves to smaller rooms also adds the illusion of space. Construction by Elevation 92

Fireplace gets a remodel with slate stacked stone, reclaimed mantel, designer rug and cozy recliner. The white faux wood fireplace frame was removed and replaced with slate stone tile that reminded me of the nearby ocean. It sparkles when the light hits and has a nice texture and pattern without being too flashy. A simple fireplace mantle was custom made from reclaimed wood, which was stained to match the built-in buffet in the nearby dining room. Fine Art photography by Roy Kerckhoff.

A challenge with small spaces is that everything counts, both aesthetically and functionally. It is difficult to get away with a partial redesign as everything can be seen in one glance. In addition to being a small living room, it is open to the kitchen and dining room, so all three rooms are seen together, which can be overwhelming. Space-planning and decluttering are key. Proper scale is of utmost importance, as is color, shape and layout. Also, monochromatic themes open up the space more.

Glass accent tile reminiscent of the nearby ocean waves. Porcelain Italian wall tile, which looks like linen cloth, was selected and applied vertically on the shower wall for an unconventional layout. A shower niche was created and accented with the same glass backsplash seen throughout this small bathroom.

Italian porcelain tile was used throughout this guest bathroom, which also functions as a powder room for visitors. The sink serves as a focal point with it’s unique design and chiseled edges. Continuity is created by using the same color charcoal sinks throughout the home, however, each one is a different design. The glass backsplash tile has shades of green, gray and aqua, colors also seen in the artwork for this bathroom and fabrics in the nearby dining room. Construction by Elevation 92.

A living succulent art piece was custom designed for the front porch wall of this home located near the beach. The frame was created using reclaimed railroad tracks from a hundred year old station in Ramona, a mountain community in East San Diego County. The frame was stained in a semi-transparent gray color to minimize the orange undertones seen in the natural wood. A variety of plants were selected which would thrive in the Western exposure and add a contemporary beach theme to the exterior.

The number 4 is symbolic and has personal meaning for the clients, which made it an obvious choice, aesthetically, spiritually and from a feng-shui perspective.
